The Houston County School District (hereinafter referred to as HCSD) is hereby seeking proposals from
construction firms to provide services through the Construction Management at Risk delivery method
for Additions and Renovations of Perry High School for the Houston County School District. The total
budget for this project is $60,000,000, inclusive of multiple construction phases. Request for Proposal

Responses must be received by the Owner, Houston County School District, before 2:00 PM on
October 27, 2026, after which time and date they will no longer be accepted. Late responses will not
be considered. To be accepted, all responses must be submitted in a sealed package marked
"Proposal for Houston County School District – Additions and Renovations of Perry High School –
Construction Professional". Six (6) hard copies and (1) electronic copy (.pdf format on a thumb drive)
of each proposal must be addressed and delivered to:

Oral or telegraphic (including FAX and e-mail) responses are not acceptable.
The HCSD will select the most qualified and responsive construction firm to enter a Construction
Management at Risk contract for the construction of the above-mentioned project. Award of the
contract will be based on an evaluation of all required submittals noted in the RFP and, if needed,
interviews.
It is the intent of the Owner to enter into a Construction Management at Risk agreement with one
incorporated firm.
The project consists of site development, new construction, renovation, and/or modifications on the campus of Perry High School, which will remain active during construction. The work is divided into four phases: Phase 1 ($22,000,000) includes site work, new bus canopy and drives, and a new 2-story media center and classroom building (46,400 SF); Phase 2 ($2,000,000) includes demolition of 40,000 SF and renovation of the first floor (8,500 SF); Phase 3 ($28,000,000) includes a new 2-story classroom addition (42,560 SF) and a new kitchen and cafeteria (31,350 SF); Phase 4 ($8,000,000) includes modification (36,395 SF), renovation (29,100 SF), and renovation with HVAC replacement (56,675 SF).
