About this bond

What it is and who needs it.

What the bond actually guarantees

A title insurance agent bond is a consumer-protection guarantee. Title agents handle escrow funds and issue title policies, and Washington wants a financial backstop that you'll handle those duties and that money honestly under the title insurance law.

It's a three-party arrangement: you (the principal), the surety carrier, and the State of Washington through the Insurance Commissioner (the obligee), with harmed parties protected. If a title agent commits fraud, mishandles funds, or violates chapter 48.29 RCW, a harmed claimant can recover against the bond.

The bond must stay active for the life of your license. If the surety pays a valid claim, you repay the surety — it is a guarantee, not insurance for you. We track your filing and notify you 60 and 30 days out so your $10,000 bond stays continuous.

RCW 48.29.155 (Title insurance agents)RCW 48.29.155, within Washington's title insurance chapter (48.29 RCW), conditions a title insurance agent license on a $10,000 surety bond filed with the Office of the Insurance Commissioner, securing the agent's compliance with the title insurance law for the protection of harmed parties.
