Virginia licenses appraisal management companies — firms that recruit and assign appraisers for lenders — through the DPOR Real Estate Appraiser Board, and conditions the license on a $100,000 surety bond. The bond is an appraiser-and-public-protection guarantee.
It is a three-party arrangement: you (the principal), the surety carrier, and the Commonwealth (the obligee), with appraisers and other claimants as the protected parties. The bond secures your obligations under the AMC chapter — notably paying appraisers for completed work. An appraiser you fail to pay, or a claimant with a final judgment against you, can recover against the bond.
A claimant files with the Board within 12 months of a final judgment, and the Board can direct payment from the bond of the judgment, court costs, and reasonable attorney fees. It is not insurance for you — if the surety pays a claim, you repay the surety.
