What the bond actually guarantees

Mississippi registers appraisal management companies — firms that hire and oversee independent appraisers for lenders — through the Real Estate Appraiser Licensing and Certification Board under the Mississippi Appraisal Management Company Registration Act. Registration requires a $20,000 surety bond.

The bond is payable to the State of Mississippi for the use, benefit, and indemnity of any person who suffers damage or loss as a result of the AMC’s breach of contract, breach of an obligation arising from contract, or violation of law. A harmed appraiser, lender, or consumer can recover against the bond up to $20,000.

The surety can cancel only with at least 60 days’ written notice to the Board’s administrator, keeping coverage continuous. If the surety pays a claim, the AMC repays the surety. (Note: the Registration Act is currently set to stand repealed July 1, 2027 unless the Legislature reauthorizes it.)

Miss. Code § 73-34-103Under the Mississippi Appraisal Management Company Registration Act (Miss. Code §§ 73-34-101 to 73-34-131), § 73-34-103 requires an AMC applicant to file with the Real Estate Appraiser Licensing and Certification Board a surety bond payable to the State of Mississippi in the amount of $20,000, for the use, benefit, and indemnity of any person who suffers damage or loss from the AMC’s breach of contract or violation of law. The surety must give at least 60 days’ notice to cancel. The Act is currently set to repeal July 1, 2027 unless reauthorized.

How much is the Mississippi AMC bond? +
