Mississippi registers appraisal management companies — firms that hire and oversee independent appraisers for lenders — through the Real Estate Appraiser Licensing and Certification Board under the Mississippi Appraisal Management Company Registration Act. Registration requires a $20,000 surety bond.
The bond is payable to the State of Mississippi for the use, benefit, and indemnity of any person who suffers damage or loss as a result of the AMC’s breach of contract, breach of an obligation arising from contract, or violation of law. A harmed appraiser, lender, or consumer can recover against the bond up to $20,000.
The surety can cancel only with at least 60 days’ written notice to the Board’s administrator, keeping coverage continuous. If the surety pays a claim, the AMC repays the surety. (Note: the Registration Act is currently set to stand repealed July 1, 2027 unless the Legislature reauthorizes it.)
