Alabama registers appraisal management companies through the Real Estate Appraisers Board, and conditions registration on a $25,000 surety bond. The bond accrues to the state for the benefit of claimants — it secures the AMC's faithful performance of its obligations under the appraisal management law.
It's a three-party arrangement: you (the principal), the surety carrier, and the State of Alabama / Appraisers Board (the obligee), with harmed claimants — typically appraisers or consumers — as the protected parties. If an AMC fails to meet its statutory obligations and someone is harmed, they can recover against the bond.
