About this bond

What it is and who needs it.

What the bond actually guarantees

Alabama registers appraisal management companies through the Real Estate Appraisers Board, and conditions registration on a $25,000 surety bond. The bond accrues to the state for the benefit of claimants — it secures the AMC's faithful performance of its obligations under the appraisal management law.

It's a three-party arrangement: you (the principal), the surety carrier, and the State of Alabama / Appraisers Board (the obligee), with harmed claimants — typically appraisers or consumers — as the protected parties. If an AMC fails to meet its statutory obligations and someone is harmed, they can recover against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. The bond must be maintained annually on renewal, so we track it and notify you 60 and 30 days out to keep your $25,000 registration bond continuous.

Code of Alabama §34-27A-55Code of Alabama §34-27A-55 requires an applicant for registration as an appraisal management company to post a $25,000 surety bond with the Real Estate Appraisers Board, in a form the Board prescribes by rule, accruing to the state for the benefit of a claimant to secure the registrant's faithful performance under the article. The bond must be maintained on each renewal.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

How much is the Alabama AMC bond? +
The premium is $750 — a flat 3% of the $25,000 bond amount, the same for every AMC. The $25,000 is set by §34-27A-55, so there is no quote process.
Do I pay the $25,000? +
No. You pay $750. The $25,000 is the surety's maximum liability if a valid claim is made — not a deposit, and nobody holds your money.
How fast will I have the bond? +
Fixed-amount registration bonds like this are among the thousands of bond types that issue right after purchase — many companies finish the application and have the bond in the same sitting. At most, 1–2 business days.
Is there a credit check? +
Not on this bond — the application has no credit section. Fixed-amount registration bonds at this size don't need one.
When does it renew? +
The bond must be maintained on every AMC registration renewal. You can buy a 1, 2, or 3-year term; we send renewal notices 60 and 30 days out, with autopay available, so your registration never lapses over a missed email.
