What the bond actually guarantees

Pasco County Building Construction Services uses one $5,000 contractor surety bond form for holders of a County certificate of competency. The bond protects anyone who suffers a loss because you fail to follow a municipal or County code that applies to your work. It also obliges you to fix defects from faulty workmanship or materials, at no extra cost to the person you did the work for, for one year after the work.

It's a three-party arrangement: you (the principal), the surety carrier standing behind you, and the obligee, the party the bond is made out to. On the County form the obligee is the Governor of the State of Florida and his successors in office, not the County. If you fail to fix defective work, the person you did the work for can sue on the bond, but not more than one year after the work is finished.

It is not insurance for you — if the surety pays a claim, you repay the surety. The bond expires on October 1, the premium anniversary on the County form, so we track it and notify you 60 and 30 days before then.
