What the bond actually guarantees

Osceola County licenses local contractors and conditions that license on a $5,000 license bond. The bond is a compliance and indemnity guarantee: you promise to follow the county ordinance behind your permit or certificate and Florida law, and to hold the county harmless from suits, costs and damages, attorney fees included, that arise from your work.

It's a three-party arrangement: you (the principal), the surety carrier standing behind you, and the Osceola County Board of County Commissioners (the obligee, the party the bond protects). The bond protects the county itself: if your work leaves the county facing suits, costs or damages, the county can claim against it, up to $5,000. The county form gives your customers no direct claim.

It is not insurance for you — if the surety pays a claim, you repay the surety. We track the bond and notify you 60 and 30 days before expiration so your county license never lapses over a missed renewal.

Osceola County Building OfficeThe Osceola County Contractor's Surety Bond form (rev. 06/2026) binds the license holder and the surety to the Board of County Commissioners of Osceola County, as obligee, for $5,000, for a permit or certificate under the county ordinance and a period ending September 30. The Osceola County Building Office takes and approves the bond. The county Licensing page lists a continuation surety bond for State Registered contractors and none for State Certified contractors.
