What the bond actually guarantees

Lake County licenses local contractors and conditions that license on a $5,000 license bond. The bond is a code-and-consumer-protection guarantee: it covers loss when your work breaks a state law or rule or a county or city code, and it requires you to fix code defects in your work, at no extra cost to your customer, for one year after you do the work.

It's a three-party arrangement: you (the principal), the surety carrier standing behind you, and the Florida Homeowners' Construction Recovery Fund (the obligee, the party the bond is payable to), with the people you work for as the protected parties. If you fail to fix a code defect, the person you did the work for can bring a claim on the bond within one year of the job's final completion.

It is not insurance for you — if the surety pays a claim, you repay the surety. We issue the $5,000 bond at a flat $100, and track renewals so your license never lapses.
