An appraisal management company places appraisal orders with independent appraisers on behalf of lenders. Wyoming registers AMCs through the Certified Real Estate Appraiser Board and, under W.S. 33-39-203, conditions registration on a $25,000 surety bond (or letter of credit).
The bond is conditioned that the AMC pays all amounts owed to appraisers who perform work for it, and all amounts adjudged against it for negligent or improper appraisal or appraisal-management services or breach of contract. Appraisers and harmed parties can recover against the bond.
It is not insurance for the company — if the surety pays a claim, the AMC repays the surety. The bond must stay active for as long as the AMC is registered, so we track it and notify you 60 and 30 days before renewal.
