What the bond actually guarantees

New Jersey registers appraisal management companies through the State Real Estate Appraiser Board (within the Division of Consumer Affairs) and conditions registration on a $25,000 surety bond. An AMC coordinates appraisal assignments between lenders and independent appraisers — the bond is a consumer-and-appraiser-protection guarantee.

It is a three-party arrangement: you (the principal), the surety carrier, and the State of New Jersey together with harmed appraisers and consumers (the protected parties). If an AMC fails to pay appraisers, violates appraisal-independence rules, or otherwise breaks New Jersey appraisal law, the harmed party can recover against the bond.

The bond must stay active for the life of your registration. The AMC registration runs in two-year cycles — let the bond lapse and your registration is at risk, so we track it and notify you 60 and 30 days out to keep your $25,000 filing continuous.
