The State of Oregon by and through its Department of Administrative Services, State Procurement Services ("DAS SPS") is hereby posting this Request for Proposals ("RFP") for HVAC Water Treatment Hot/Cold Water Systems Services for DAS-Owned Buildings. More information can be found in the "Attachments" tab.
Pre-Bid Conference: A MANDATORY pre-proposal conference will be held for this RFP. Please see Section 4.2 Pre-Proposal Conference of the RFP.
The contractor shall provide all labor, supervision, materials, transportation, parking, equipment, permits, and expertise necessary to perform monthly inspections, preventive maintenance, testing, repairs, replacement of equipment, service, and technical support of all water treatment systems for heating water systems, cooling towers, and chilled water systems at DAS-owned facilities in Salem, Portland (including Clackamas, Hillsboro, and Wilsonville), and Eugene, Oregon. Services include monthly inspections for biological growth, foam, sludge, and cooling tower deterioration; chemical level adjustments; maintenance of water treatment service supplies; laboratory analytical services (corrosion coupon analysis, water analysis, deposit analysis, microbiological analysis, metallurgical analysis); furnishing testing reagents; providing and maintaining chemical spill kits; and ensuring second containment for all chemicals. The contractor must also maintain an administrative logbook at each site, handle and legally dispose of chemical drums/containers, and provide monthly service reports. Emergency services must be responded to within 24 hours of request.
