The contractor shall provide office space of minimum 7,000 and maximum 8,500 square feet within San Antonio, Bexar County, TX city limits. The space must be ADA compliant, meet International Building Code requirements, and provide sole access and control by the USDA. It must include at least five private offices (minimum 120 sq ft each), workspace for 7 additional staff, a conference room for 10 people, 600 square feet of storage, a server room of at least 100 square feet, a front desk reception secure barrier, at least two bathroom stalls, parking for 8 visitors and 16 employees with handicap spaces, and adequate security with locking exterior doors. The quote shall include janitorial, all triple net costs, and all utilities in the monthly firm-fixed price rental amount. Desired but not required is a break room.
