WA appraisal management company bonds.
$1,000 flat. Corporation.

This is the filing for a corporation. Ours is $1,000 flat — set by our carrier’s rate book for this bond, not a percentage — and the application collects no credit information.

About this bond

What it is and who needs it.

What the bond actually guarantees

Washington registers appraisal management companies — the firms that recruit and oversee appraisers for lenders — through the Department of Licensing under chapter 18.310 RCW. The state conditions registration on a $100,000 surety bond so the appraisers and consumers an AMC affects have a financial backstop.

Under RCW 18.310.040, each applicant files and maintains a bond with a penal sum of at least $100,000, executed by the applicant as obligor and an authorized surety, running to the State of Washington for the use and benefit of the state and any person with a cause of action against the obligor under the chapter, conditioned that the AMC will faithfully conform to the chapter and its rules.

It’s a three-party arrangement: you (the principal/obligor), the surety, and the State of Washington as obligee. If an AMC violates chapter 18.310 RCW and someone is harmed, they can recover against the bond — and if the surety pays, the AMC repays the surety. The statute also lets the director accept a cash bond in lieu if surety bonds aren’t readily available.

FAQ

Common questions.

How much is the Washington AMC bond? The premium is $1,000 flat — the price you see is the checkout price, the same for every AMC. The $100,000 penal sum is set by RCW 18.310.040, so there is no quote process.
Do I pay the $100,000?No. You pay $1,000. The $100,000 is the surety’s maximum liability if valid claims are made against the bond — not a deposit, and nobody holds your money.
Why does this say “Corporation”?It’s the same $100,000 AMC bond, but the bond form names the principal by entity type. This filing is for an AMC organized as a corporation; we also write the partnership and sole-proprietor versions.
Is there a credit check? The application collects no credit information — there’s no credit section to fill out.
When does it renew? The bond must stay active for as long as you hold the AMC registration. You can buy a 1, 2, or 3-year term; we send renewal notices 60 and 30 days out so your registration never lapses over a missed email.
