Tennessee licenses installers of modular building units and conditions the license on a $25,000 bond filed with the Department of Commerce & Insurance. Ours is $750 flat — 3% of the bond amount. One soft credit pull, e-signed in 1–2 business days.

Your installer license is waiting on this bond. Here's the entire process — no broker phone tag:
Business details, owner information, effective date. That is the application — the only extra step is a one-time consent to a soft credit pull.
Most of these clear quickly; if underwriting needs anything, you hear from an underwriter within 48 hours. The credit check is a soft pull that never affects your score.
Pay online and receive the executed bond, ready to file with your installer license application. The bond term runs concurrent with the July 1–June 30 license year.
$25,000 bond × 3% = $750, one-time per term. Fixed amount, fixed price, multi-year if you want it.
Tennessee’s Modular Building Act regulates the factory-built building units that are assembled on site, and licenses the manufacturers, dealers, and installers who handle them through the Department of Commerce & Insurance. Installers must post a $25,000 bond as a condition of licensure.
The bond is a code-compliance guarantee: it is for the benefit of any person who suffers loss or damage from code-related non-compliance with the Modular Building Act or its rules. It is a three-party arrangement among you (the principal), the surety, and the State of Tennessee (the obligee).
The bond term runs concurrent with the license year — July 1 through June 30 — so a new bond or continuation certificate goes with each renewal. If the surety pays a claim, you repay the surety; installers who build to code treat the bond as a license formality.
These are the actual underwriting fields, including a one-time consent to a soft credit pull. Submit once and your bond is typically issued within 1–2 business days.
