About this bond

What it is and who needs it.

What the bond actually covers

Mississippi licenses independent installer/transporters of factory-built homes through the State Fire Marshal’s Office under the Factory-Built Homes Act (Miss. Code § 75-49-1 et seq.). The Fire Marshal’s rules and regulations require these licensees to carry a $25,000 surety bond along with general commercial liability coverage.

The bond stands behind your compliance with the Act and protects the public harmed by faulty installation or transport — for example, a home set or moved in violation of the installation standards. Under § 75-49-9, a licensed installer or transporter may not deliver a factory-built home for human habitation without a bond on file.

It is not insurance for you — if the surety pays a claim, you repay the surety. We issue the $25,000 amount (or a higher figure if the Fire Marshal’s Office requires one) at a flat 3% with a soft pull that never affects your score.

Miss. Code § 75-49-1 et seq.; State Fire Marshal regulationsUnder Mississippi’s Factory-Built Homes Act (Miss. Code § 75-49-1 et seq.) and the State Fire Marshal’s rules and regulations (19 Miss. Admin. Code, Title 19), an independent installer/transporter of factory-built homes must provide proof of a $25,000 surety bond plus a general commercial liability policy of at least $100,000. Confirm the current amount on your license application.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

How much is the installer / transporter bond? +
State Fire Marshal regulations set a $25,000 bond, and our premium is a flat 3% — $750 on a $25,000 bond, with a $275 minimum. If the Fire Marshal’s Office requires a higher amount, enter it and the quote updates.
Who requires this bond? +
The Mississippi State Fire Marshal’s Office, within the Insurance Department, requires it as a condition of an independent installer/transporter license under the Factory-Built Homes Act.
Do I also need liability insurance? +
Yes — the Fire Marshal’s regulations require an installer/transporter to carry a general commercial liability policy of at least $100,000 in addition to the $25,000 surety bond. We write the bond; your insurance agent handles the liability policy.
Is there a credit check? +
Yes — one soft credit pull, which never affects your score. It informs approval, not price: the rate is a flat 3% either way.
What does the bond protect against? +
Losses to the public from a violation of the Act — for example, a home installed or transported contrary to the installation standards. If a valid claim is paid, you repay the surety.
