About this bond

What it is and who needs it.

What the bond actually guarantees

Iowa licenses mobile and manufactured home retailers, and conditions the license on a $50,000 surety bond filed with the state. The bond is a consumer-protection guarantee: it stands behind your compliance with Iowa Code chapter 103A and the manufactured-housing rules, so a buyer harmed by a retailer’s violation has somewhere to recover.

It's a three-party arrangement: you (the principal), the surety carrier, and the State of Iowa together with harmed buyers (the protected parties). The bond must give the licensing bureau 30 days’ notice before cancellation — if it lapses, the bureau can revoke the license on the same date the bond is canceled unless a new bond is filed.

It is not insurance for you — if the surety pays a claim, you repay the surety. Retailers who follow the law treat the bond as a license formality, and we track it and notify you 60 and 30 days out so your filing stays continuous.

Iowa Code ch. 103A · IAC 661—372.2Iowa manufactured/mobile home retailers are licensed under Iowa Code chapter 103A, and the State Building Code rules at IAC 661—372.2 require the applicant to file an original $50,000 surety bond with the bureau, providing 30 days’ notice to the bureau before cancellation. The bureau may revoke the license on the date a bond is canceled unless it is reinstated or replaced. Confirm the current administering bureau and amount on your application.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

Do I pay the $50,000? +
No. You pay $1,500 — the flat 3% of the bond amount. The $50,000 is the surety's maximum liability to the state and harmed buyers; it's not a deposit, and nobody holds your money.
Who requires this bond? +
The Iowa licensing bureau that administers manufactured/mobile home retailer licenses under Iowa Code chapter 103A, per the rules at IAC 661—372.2. The original $50,000 bond is filed with your license application — no active bond, no license.
What does the bond guarantee? +
That you comply with Iowa’s manufactured-housing law (chapter 103A) and the applicable rules. If you violate them and a buyer is harmed, they can claim against the bond — and if the surety pays, you repay the surety.
Is there a credit check? +
Yes — one soft credit pull, which never affects your score. It informs approval, not price. The rate is a flat 3% either way: credit can affect whether we approve the bond, never what it costs.
What happens if my bond lapses? +
The bond gives the bureau 30 days’ notice before any cancellation, and the bureau can revoke your license on the cancellation date unless you file a replacement. We send renewal notices 60 and 30 days out, with autopay available, so it stays continuous.
