About this bond

What it is and who needs it.

What the bond actually guarantees

Johnson County does not issue contractors a trade license — the Building Department runs a Contractor Listing Program for unincorporated Johnson County. Being listed is what lets a contractor pull a building permit on a homeowner's behalf; other municipalities inside the county run their own separate programs.

It's a three-party arrangement: you (the principal), the surety carrier, and Johnson County (the obligee), with the county and the homeowners you work for as the protected parties. If a listed contractor causes damage or violates the terms of the listing, a harmed party can bring a claim against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. The listing runs for the duration of the bond term you buy. We write this bond for one, two or three years, which covers the county’s 1-year and 2-year listings; its 5-year listing requires a five-year bond, which this application does not offer. The county also charges a separate listing fee on top of the bond, so budget for both.

Johnson County Building Department — Contractor Listing ProgramThe Johnson County Building Department's Contractor Listing Program conditions a county contractor listing on a $15,000 surety bond made payable to Johnson County, in force for the whole listing. The county lists contractors for 1, 2 or 5 years, a 2- or 5-year listing requires a bond of the same length, and the listing is good for the duration of the bond. The county's own listing page states the bond amount and the accompanying listing fee; we did not find a codified ordinance section for the program, so we cite the department's published requirement rather than a section number.
