The City of Palos Hills conditions every general contractor's building permit on registration with the city and a bond — Municipal Code § 15.20.040 requires each general contractor to post a bond of not less than $25,000, valid for 2 years from the date it is filed, alongside a certificate of insurance. A separate, smaller $10,000 one-year bond applies to subcontractors under the same section.
It's a three-party arrangement: you (the principal), the surety carrier, and the City of Palos Hills (the obligee), with property owners who contract with you as the protected parties. Under § 15.20.050, the bond indemnifies the property owner for costs and damages if the contractor's work is not performed in a workmanlike manner or has a substantial defect, for the full 2-year period.
