What the bond actually guarantees

Broadview is a Cook County village, and like most Illinois municipalities it does not rely on a statewide contractor license — its Building Department requires every contractor and subcontractor to hold a Certificate of Registration, which is not valid until the Village receives a $10,000 surety bond with an expiration date no earlier than one year out, the registration fee, and Building Commissioner approval.

It's a three-party arrangement: you (the principal), the surety carrier, and the Village of Broadview (the obligee), with property owners and the Village itself as the protected parties. If a bonded contractor's work causes damage the registration requirement is meant to guard against, a harmed party can recover against the bond up to the $10,000 penal sum.

It is not insurance for you — if the surety pays a claim, you repay the surety. Broadview also requires a separate certificate of liability insurance naming the Village as additional insured; the bond and that insurance are distinct filings, not substitutes for each other.

The certificate runs the calendar year, January 1 through December 31; confirm the current bond amount and any class distinctions directly with the Building Department before you apply.
