Cherokee County regulates tree preservation and replacement for development under Article 27 of its Zoning Ordinance (Tree Preservation and Replacement). When a commercial project installs new trees, shrubs, or landscaping, the county arborist takes a maintenance bond to warrant that the plantings survive and are maintained.
Under the ordinance, the owner posts a maintenance guarantee — typically tied to the value of the new trees, shrubs, and their installation — warranting the plantings for the period set by the county (no less than fifteen months from final plat or certificate of occupancy). A performance bond can also apply when required plantings cannot be installed up front.
If the plantings fail or are not maintained through the warranty period, the county can recover against the bond to replace them. It is not insurance for you — if the surety pays, you repay the surety. The premium is 0.5% of the county's bond amount, $100 minimum; the application collects no credit information.
