The contractor will perform a complete and thorough inspection of the entire building (exterior and interior), grounds, and building operational support systems for the DEA-owned Aviation Operations Center (AOC), a 155,238 sq. ft facility including hangar/office spaces, pump house, and guard shack. The inspection covers roofing, HVAC, electrical, plumbing, life and fire safety, elevators, accessibility features, exterior walls, interior finishes, structural, and other systems. The contractor will prepare a Building Condition Assessment (BCA) and a Building Engineering Report (BER) with cost estimates and photographs, propose repair and alteration projects for short-term (up to 5 years) and long-term (over 5 years) capital investments, provide a comprehensive maintenance plan, and identify potential energy conservation items. The services include pre-inspection meetings, report development, and post-inspection meetings.
