The CM/GC will provide preconstruction services including cost estimating at design milestones, constructability reviews, value engineering, phasing and site logistics planning, scheduling, long-lead procurement strategies, and COBID-certified subcontractor outreach, culminating in a GMP proposal. If authorized, construction services will include demolition of existing partitions, ceilings, windows, and finishes; architectural modifications; replacement of HVAC, electrical, plumbing, and fire-life-safety systems; installation of new finishes, flooring, and casework; coordination of low-voltage/IT systems; management of subcontractors and schedule; and closeout including testing/balancing, final inspections, O&M manuals, and punch list completion — all while keeping City Hall operational throughout construction.
