Request for Lease Proposal (RLP): Las Vegas, NV Medical Facility

The Government requires a minimum of 23,721 to a maximum of 27,280 ABOA square feet of contiguous space within a defined area of consideration in Las Vegas, NV. The space must be in a modern quality building with a professional appearance. The lease term is 20 years, 10 years firm, with Government termination rights after the firm term. The Lessor must provide 90 surface/outside parking spaces, of which 25 are reserved for the Government and 5 are ADA-compliant. The building must meet various requirements including seismic safety, fire protection, accessibility, and energy efficiency. The Lessor is responsible for designing and building tenant improvements (TIs) with a TI Allowance of $250 per ABOA SF. The solicitation includes numerous exhibits covering solicitation provisions, security requirements, seismic forms, wage determinations, and other standard lease documents.
