The goal of this project is to complete deferred maintenance upgrades to the existing Red Rock Lookout. This includes but not limited to roofing, lightning protection system, off-grid solar infrastructure, exterior finishes, interior finishes and other utility piping.
This acquisition is set-aside for small business concerns. The applicable North American Industry Classification System Code is 236220. The small business size standard is $45 Million. This acquisition is a total Small Business set-aside. All responsible sources may submit a quotation which will be considered by the agency.

The work includes demolition, exterior prep and lead paint remediation, roofing, shutter repair, solar system and electrical installation, lightning protection system, interior flooring, doors and hardware, casework, plumbing fixtures and appliances, miscellaneous woodwork, and interior prep and paint. The contractor must also design and install a complete off-grid photovoltaic system with battery storage, a propane water heater, a propane wall heater, a drop-in sink, a refrigerator, a stove, a water tank with pump, and all associated piping and electrical infrastructure. Lead-based paint abatement and encapsulation is required per specification 028319.
