TX manufactured housing bonds.
$500 flat.

A Texas manufactured-housing license that covers both retailing and installing carries a combined $50,000 bond filed with the Department of Housing and Community Affairs (TDHCA). Ours is $500 flat — the price you see is the checkout price, identical for every licensee. One soft credit pull that never affects your score, e-signed in 1–2 business days. An installer-only license posts $25,000, not $50,000 — that is a different bond: Texas manufactured-housing installer bond.

About this bond

What it is and who needs it.

What the bond actually guarantees

Texas licenses the manufactured-housing industry through the Department of Housing and Community Affairs (TDHCA) under Occupations Code Chapter 1201. Retailers post a $50,000 bond and installers $25,000 — and one combined $50,000 Retailer/Installer bond can cover both roles for a licensee who sells and installs.

It's a three-party arrangement: you (the principal), the surety carrier, and TDHCA together with harmed consumers (the protected parties). The bond stands behind your compliance with the chapter and the manufactured-housing standards — if a retailer or installer harms a consumer through fraud, negligence, or failure to perform, the harmed party can recover against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. Other Chapter 1201 roles carry different amounts ($100,000 for a manufacturer, $25,000 for an installer alone) — this page is the $50,000 retailer/installer bond. Send us your license type if you are unsure.

Tex. Occ. Code ch. 1201 (Manufactured Housing)Texas Occupations Code Chapter 1201, administered by the Department of Housing and Community Affairs, conditions a manufactured-housing license on a surety bond: $100,000 for a manufacturer, $50,000 for a retailer or broker, and $25,000 for an installer. A combined $50,000 Retailer/Installer bond covers a licensee acting in both roles. Confirm the amount that matches your license type on your TDHCA application.

FAQ

Common questions.

Do I pay the $50,000?No. You pay $500 flat. The $50,000 is the surety's maximum liability to TDHCA and harmed consumers; it's not a deposit, and nobody holds your money.
Who requires this bond? The Texas Department of Housing and Community Affairs (TDHCA), under Occupations Code Chapter 1201, requires it as a condition of a manufactured-housing retailer or installer license.
Does one bond cover both retailer and installer?Yes — a single $50,000 Retailer/Installer bond can cover a licensee who both sells and installs manufactured homes. An installer-only license carries a lower $25,000 bond; a manufacturer carries $100,000. Tell us your license type and we will issue the right one.
Is there a credit check?Yes — one soft credit pull, which never affects your score. It's the only extra step beyond the application, and it informs approval, not price. The price stays $500 flat either way: credit can affect whether we approve the bond, never what it costs.
When does it renew?Terms run 1, 2, or 3 years — your choice at purchase. You'll get renewal notices 60 and 30 days before expiration, with autopay available, and the bond must stay active for your TDHCA license to stay valid.
