About this bond

What it is and who needs it.

What the bond actually guarantees

The City of Sioux Falls licenses contractors through its Building Services division and conditions a commercial building contractor license on a $10,000 compliance bond. The bond is a public-protection guarantee: it stands behind the faithful and lawful completion of your work in the city and your compliance with Sioux Falls' building code and licensing ordinance.

It's a three-party arrangement: you (the principal), the surety carrier standing behind you, and the City of Sioux Falls (the obligee), with property owners and the public as the protected parties. If a contractor abandons a project, violates the building code, or breaches the license ordinance, the city or a harmed party can recover against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. The bond must be written by a corporate surety authorized to transact business in South Dakota and stay in force for the life of your license, so we track it and notify you 60 and 30 days out.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

How much is the Sioux Falls commercial contractor bond? +
The premium is $300 — a flat 3% of the fixed $10,000 bond amount, the same for every contractor. The $10,000 is set by the city, so there is no quote process.
Do I pay the $10,000? +
No. You pay $300. The $10,000 is the surety's maximum liability if a valid claim is made against the bond — not a deposit, and nobody holds your money.
Is this the same as the residential bond? +
No. This $10,000 bond is for commercial building contractors. Sioux Falls residential building contractors carry a separate $20,000 compliance bond. If you are not sure which license you hold, check your Building Services paperwork or send it to us and we will confirm.
Is there a credit check? +
Not on this bond — the application has no credit section at all. Small fixed-amount contractor license bonds like this one don't need one.
When does it renew? +
The bond must stay in force for as long as you hold the license. You can buy a 1, 2, or 3-year term; we send renewal notices 60 and 30 days out, with autopay available, so your license never lapses over a missed email.
