About this bond

What it is and who needs it.

What the bond actually guarantees

A manufactured-home installer bond is a consumer-protection guarantee. New York certifies who may set and connect manufactured homes, and the bond backs that you'll install per the manufactured-housing code — properly sited, anchored, and connected.

It's a three-party arrangement: you (the principal), the surety carrier standing behind you, and the state / the homeowners you serve (the protected parties). If a faulty installation that violates the code causes financial harm, the harmed party can recover against the bond.

It is not insurance for you — if the surety pays a claim, you repay the surety. Installers who follow the code treat this bond as a certification formality, not a risk.

NY requirementNew York requires a $10,000 surety bond to certify as an installer of manufactured homes through the Department of State (Division of Building Standards & Codes), under Executive Law Article 21-B and 19 NYCRR Part 1210. Verify current requirements on your certification paperwork.

You need this bond if you're

Certifying as a manufactured-home installer — the bond is filed with your DOS certification
An individual installer setting and connecting manufactured homes in New York
An installation company certifying your business entity with the Department of State
Renewing your certification and your current bond is expiring or non-renewing

Five minutes. The whole thing.

These are the actual underwriting fields. A soft credit pull runs in the background and never affects your score — submit once and your bond is typically issued within 1–2 business days.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

Do I pay the $10,000? +
No. You pay $300 — the flat 3% of the bond amount. The $10,000 is the surety's maximum liability to harmed parties; it's not a deposit, and nobody holds your money.
Who requires this bond? +
The New York Department of State (Division of Building Standards & Codes) requires it to certify as an installer of manufactured homes, under Executive Law Article 21-B and 19 NYCRR Part 1210. No active bond, no valid certification.
Is there a credit check? +
Yes, but only a soft credit pull — it never affects your score. It helps the carrier confirm eligibility and approval; it never changes the price, which is a flat 3%. There's no full credit application on this bond.
How fast will I have the bond? +
Fixed-amount installer bonds clear quickly — most issue within 1–2 business days of an approved application. The e-signed bond arrives by email, ready to file with your Department of State certification.
I install as an individual, not a company. Same bond? +
Same bond and same $300. The application handles both — pick Individual or your entity type, and the bond is issued to match your certification. Corporations, LLCs, partnerships, and sole proprietors all file the $10,000 bond.
