The Town of Dundee requires plumbing, electrical, mechanical and building contractors to post a $5,000 bond with the town building department before they work in the Town (Code Sec. 14-26(b)). Florida law sets the terms of a local bond like this one: one bond per contractor, no more than $5,000, conditioned only on compliance with the Florida Building Code (F.S. 489.131(3)(e)).
It is a three-party arrangement: you (the principal), the surety carrier, and the Florida Homeowners’ Construction Recovery Fund as the obligee, the party the bond is payable to. You file it with the Town, but it pays only for a failure to comply with the Florida Building Code, and never more than $5,000.
