Before Killingworth’s Planning & Zoning Commission endorses a resubdivision map, § 485-26 of the Subdivision Regulations requires a performance and maintenance bond covering completion and maintenance of the roads and improvements the plan requires — the amount is determined by the Town Engineer and approved by the Commission. Premiums cost 2% of the bond amount, $100 minimum, and the application authorizes a soft credit pull only.

Once the Town Engineer has set your figure, the bond itself is simple to issue. Here is the whole thing:
Applicant details, the bond amount the Town Engineer set and the Commission approved, and an effective date — plus a one-time consent to a soft credit pull.
Most resubdivision bonds clear quickly; the soft credit pull informs approval and never affects your score. Pricing is 2% of the bond amount, $100 minimum. Larger amounts may get a brief review.
Your executed bond and power of attorney arrive by email, ready to file with the Planning & Zoning Commission for map endorsement. Wet-ink original mailed on request.
A resubdivision that adds or alters roads and improvements cannot have its map endorsed until those improvements are either built or bonded. Under Killingworth Subdivision Regulations § 485-26, the Planning & Zoning Commission requires a performance and maintenance bond securing completion, in conformity with the approved plan and regulations, of all required work — plus maintenance of the subdivision road before the Town accepts it.
It is a three-party arrangement: you (the principal), the surety carrier, and the Town of Killingworth (the obligee), with future lot owners and road users as the protected party. If the required roads or improvements are not completed or maintained as bonded, the Town can draw on the bond to finish or repair the work.
It is not insurance for you — if the surety pays a claim, you repay the surety. The Town Engineer determines the bond amount and the Commission approves it — there is no fixed citywide figure — and for a subdivision approved in phases, § 485-26 applies the same bonding rules to each phase as if it were its own subdivision. No lot may be sold until the roads and improvements are either bonded or accepted as a Town road.
These are the actual underwriting fields, including the bond amount the Town Engineer set and a one-time consent to a soft credit pull. The pull never affects your score, and your price — from a $100 minimum — is set at application.
