The King Hall OTC Dorm Building 291 is a four-story plus basement cast-in-place reinforced concrete structure with red brick veneer and a low-slope roof, approximately 172,000 square feet. The scope includes a major renovation to remedy deficiencies in hazardous materials abatement, building envelope water infiltration, outdated building-wide mechanical and plumbing systems and controls, electrical power and lighting/security/communications systems, fire protection and fire detection systems, and complete life safety upgrades. Exterior site improvements include a new fire lane, full roof replacement, exterior window and storefront entrance replacement, and exterior masonry repairs. The scope also includes structural improvements to address seismic requirements, construction of a new passenger elevator, reconfiguration of interior spaces including new multi-purpose areas on the first floor and relocation of the SMART clinic from the third to first deck, and minor renovation work to existing NHCNE facilities. The building will not be occupied during performance of the work.
