GRTE 237343 - Rehab 4 Lazy F Ranch

The work includes the design, permitting, and construction of a new water distribution system, new sewer collection system including lift station, force main and gravity main, along with new buried telecommunications and underground power. Utility work will include connections to proximate electrical, water, sanitary sewer, and telecommunication services at each lodging building. The work also includes rehabilitation of all structures listed above including roof replacement, foundation repair/replacement, other structural upgrades, exterior log repairs and refinishing, pest exclusion, historic window and door repairs, updating electrical, telecommunications, and plumbing systems to modern codes, installation of new fire suppression, and other preservation work. The sleeping cabins will retain their historic function as bedrooms with attached bathrooms and the Main Lodge will have two bedrooms and bathrooms which will be updated to comply with accessibility requirements. The Main Lodge will also have a kitchen, dining room, shared laundry room, and living space to be shared by all tenants of the ranch. Associated Site work will include providing a tenant parking area, (1) accessible parking space east of the Main Lodge and (1) accessible parking spot east of the garage, maintained in-kind access road, and pathways connecting buildings.
