The contractor shall remove and dispose of all existing roofing material and insulation to expose the decking on Roofs 3D, PT, 10, and 11. Prep steel and concrete decking and brick walls to receive new roofing; fill voids and abandoned roof curbs. Repair all roof drains to original interior diameter using permanent methods, not insertable retrofit drains. Install new roofing to slope to drains with no ponding after rainfall. Upon exposure during demolition, immediately notify COR of any rusted, deteriorated, or structurally unsound metal decking; replacement only in COR-approved areas. Install 60 mil Elevate RubberGard EPDM LS-FR (or equivalent) fully adhered membrane, tapered insulation to R-33 average minimum (R-10 minimum at any location), HD cover board, and new pipe collars and flashing around existing penetrations. System must meet high wind zone design per IBC Section 1504 and 1609 and ASCE 7, with performance verified per ANSI/FM 4474/UL 580/UL 1897. Install new perimeter edge metal, coping, fascia, and counterflashing on all four roofs. Provide before, during, and after construction photographs. Implement waste management plan diverting construction and demolition materials per Section 01 74 19.
