The contractor must provide quarterly and annual preventative maintenance on four 1,000-ton and one 500-ton York centrifugal chillers and their associated Toshiba and York variable frequency drives located in Building 22 of the Richard L. Roudebush VA Medical Center. Quarterly tasks include factory-specified PM, checking electrical connections, verifying safety controls, changing oil filters and dehydrators, checking oil levels and pumps, leak checking refrigerant, and cleaning VFDs. Annual tasks include oil and refrigerant analysis, replacing coolant on the 480V drive, cleaning heat exchangers, performing vibration analysis, and cooling season startup. The contractor must also perform refrigerant leak tests during each site visit and schedule a follow-up visit within 10 business days to verify refrigerant charge integrity.
