Multiple trade contracts for Doors & Gates
Contractors must provide technical and administrative personnel capable of managing small maintenance, repair, and construction projects across multiple trades. Work includes: Electrical—lamp/ballast replacement, circuit installation (110V–480V), light fixtures, outlet/switch installation, circuit breaker replacement, switchboard maintenance, infrared analysis, wiring repair; Flooring—carpet/VCT/epoxy removal and replacement, tile removal/replacement/re-grouting, sub-floor materials; Gates & Doors—pedestrian door repair/replacement (handles, locks, closers, hinges, glazing, electronic access), commercial roll-up door repair/replacement (operators, loop detectors, panels), gate operator/detector installation/repair, fencing repair/installation; HVAC—rooftop/CRAC/split unit/heater/air handler removal and replacement, chillers/boilers/cooling towers/condenser/chilled water systems maintenance, VAV/AHU/exhaust fan/fan-powered box maintenance, coil cleaning, refrigerant/controls troubleshooting, filter replacement; Landscape—mowing/edging/trimming, pruning/tree trimming (20'+ trees), crown thinning, sprinkler/irrigation installation/repair, detention pond maintenance, lot clean-up, debris and heavy waste removal. All work must comply with applicable federal, state, and local codes (ANSI, ASTM, EPA, OSHA, NFPA, TXDOT), METRO specifications, and Quality Assurance programs. Contractors must provide detailed GANTT schedules, Site Specific Safety Plans, material submittals, MSDS sheets, and inspections; coordinate with METRO Project Manager; wear METRO-issued badges; maintain one-year warranties on all work; and be prepared for weekend/evening/night shift operations and emergency mobilization.
