Multiple trade contracts for HVAC
Contractor shall provide materials, labor, equipment, and supervision for multiple trade services. For HVAC: repairs, maintenance, replacement and new installations of rooftop units, CRAC units, split units, heaters, air handlers, building automation systems, cooling towers, chillers, boilers and associated pumping equipment; routine and preventative maintenance; filter replacement; coil cleaning; control system troubleshooting and repair. For Electrical: lamp and ballast troubleshooting and replacement; electrical circuit troubleshooting and repair; new circuit installation (110V to 480V); light fixtures, switches, outlets, and occupancy sensor installation; wiring replacement; circuit breaker replacement; medium voltage switchboard maintenance; infrared analysis. For Flooring: removal and replacement of carpet, VCT, epoxy flooring, and porcelain tile; sub-floor preparation; re-grouting and sealing. For Gates/Doors/Fencing: pedestrian door repairs, maintenance and replacement; commercial roll-up door repairs and replacement; gate and pedestrian gate operator installation and repair; fencing installation and repair. For Landscaping: mowing, edging, and trimming; pruning and shearing of plant material including trees; tree limb and dead plant removal; weed removal; mulching; detention pond maintenance; site cleanup; heavy debris removal; sprinkler system installation and repair. All work requires compliance with applicable codes including NFPA, OSHA, EPA standards; Licensed Journeyman technicians required with apprentices permitted under Journeyman supervision; GANTT schedule, Site Specific Safety Plan, and material submittals required before work begins; one-year warranty on all workmanship and materials from substantial completion.
