The contractor must remove and dispose of the existing flat roof system and install a new John Mansville 60 mil single ply, or equivalent 60 mil roofing system (GAF, Mule-Hide, or 60 mil EPDM) per manufacturer's specifications. Work includes daily clean-up, removal of all debris, securing the facility, and preventing dust/debris from entering station facilities. The contractor must provide their own restroom and wash station. Tasks include removing existing roof mastic from vents and pipe penetrations, patching penetrations and providing new flashings, surface preparation, installing TPO roofing system with taper and grade, vapor barrier, R10 insulation, mechanically fastened 60 mil TPO membrane, and roof transition from upper to lower roof. Existing penetrations and equipment must remain in place. The contractor must inspect and replace damaged sheathing, inspect roof penetrations and curbs for leaks, and provide a minimum five-year warranty on labor and materials. The project must be completed within ten business days (8 hours each) and by December 31, 2026.
