The awarded contractor shall remove and dispose of all roofing and insulation materials and replace with new insulation and 60 mil white TPO. For the Towers, the contractor shall prepare the old roof surface, install new 60 mil Fleece back TPO, heat weld all laps and seams, replace surrounding roof edge metal, remove and reattach lightning protection, install new boot flashings, reseal pitch pans, provide all lifts and equipment, provide on-site management, and provide a 5-year workmanship warranty and 20-year manufacturer warranty. For the Administration Building, the contractor shall remove and dispose of all old roofing and insulation, prepare the deck, install insulation board to R-30, install Dens Deck, install crickets, install 60 mil TPO, install walkways to AC units, fully adhere vertical TPO, heat weld all seams, terminate TPO with drip edge, reseal roof penetrations, install new pipe boots, replace metal coping and drip edge, reattach lightning protection, and provide a 20-year manufacturer warranty and 5-year workmanship warranty. The contractor shall also recertify lightning protection and may perform a thermal scan if necessary for warranty.
