Selected Participating Attorneys will facilitate residential real estate closings for Program participants, in conjunction with a Preferred Lender's or Invest Atlanta's first-mortgage loan and the applicable URFA/Invest Atlanta subordinate loan(s). Pre-closing coordination includes receiving and reviewing closing packages, ordering and clearing title, coordinating scheduling, and preparing closing documents. The attorney must conduct the closing in person, explain documents to the buyer, collect and disburse funds through an IOLTA/trust account, issue title insurance policies, and record instruments. Post-closing duties include delivering final recorded documents, responding to trailing document requests, maintaining confidential files, and attending mandatory Program training. No attorney fee may be charged for closing a subordinate URFA/Invest Atlanta down-payment-assistance loan.

Most Georgia work asks for the two below, and the solicitation documents are where it’s stated. One prequalification covers both — on this bid and the next.
A surety’s written statement that it expects to bond you up to a stated amount, subject to final underwriting. It’s what an agency asks to see before they take your bid seriously.
