Construction Management at-Risk (CM/GC) Services
Project No.
The project involves renovating and modernizing Oglethorpe House, a nine-story residential facility encompassing approximately 93,538 square feet, built in 1963. Planned improvements include increasing ADA-compliant rooms, replacing elevator equipment with a stretcher-compliant cab, installing stairwell pressurization systems, an emergency generator, and a fire command center, and modernizing mechanical, electrical, and plumbing infrastructure. The project also includes reconfiguration and enhancement of common areas such as the main lobby and lower-level common spaces, large meeting rooms, study and meeting areas, lounges with kitchenettes on all floors, a larger community kitchen, and a redesigned laundry room that functions as a multipurpose student lounge. The CM/GC will provide preconstruction services (technical review, cost verification, value engineering, schedule development) and manage construction, working collaboratively with the Design Professional and Owner's consultants.

Most Georgia work asks for the two below, and the solicitation documents are where it’s stated. Apply straight through for it — or prequalify once and skip the application on both.
A surety’s written statement that it expects to bond you up to a stated amount, subject to final underwriting. It’s what a GC or agency asks to see before they take your bid seriously.
