The selected proposer/landlord must deliver the space fully built out on a turnkey basis, adhering to the Space Allocation and Finish Schedule (SAFS). The space will serve as a MassDOT/RMV client service center for driver records, vehicle registration, road tests, and license issuance. The landlord must provide all Landlord's Improvements, including buildout of staff areas, support areas, customer service areas with dual transaction counters, a permit room, a road test room, and client restrooms. The landlord must also provide and maintain all Landlord's Services as specified, including utilities, HVAC, maintenance, security, and snow removal. The tenant requires 12 on-site parking spaces, including 1 accessible space, and road test parking.
