The selected contractor shall provide title examination, title research, identification of title defects and other encumbrances, coordination of title curative activities, preparation of title commitments, issuance of title insurance policies, and preparation of documentation necessary to facilitate property acquisition activities. Services include conducting comprehensive title searches, preparing opinions of title, coordinating with CDA's designated closing contractor for deed preparation and conveyance documentation, performing basic and complex curative services, conducting replacement housing title searches as needed, submitting executed conveyance documents for recording, and issuing final ALTA Owner's Policy of Title Insurance. The contractor must coordinate with the Land Reutilization Authority (LRA), City staff, and other program partners, and perform all services in accordance with applicable CDBG-DR requirements and federal, state, and local laws.
