Loss of rent
Loss of rent · For owners

Loss of rent application.

Loss of rent covers the rent a building loses while it is repaired after a covered loss, like a fire. It is usually written on the property policy, not as a policy of its own, so we quote it that way. This short application asks for each building’s rents, how long a rebuild could take, your property policy and what your lender requires. Answer what you can and send it from the review sheet. Our brokerage takes it to market and comes back with quotes, or with questions.

Plan on 10 to 15 minutes for one building with no claims, with your rent roll to hand. Your answers are kept in this browser tab only, with no account. Closing the tab clears them, so gather your documents first (the checklist lists them).

Insurers need this to quote. You can send with blanks; we’ll ask for the rest.

What to have on hand: your rent roll and your property policy (4 things)

Your rent roll and your property policy answer most of it. Answer counts assume one insured building, no lender requirement and no claims.

  • Your rent roll, by buildingTwelve months of gross rents for each building, plus other income such as parking, laundry or storage. The form lists ten buildings. With more, send the full rent roll to insurance@lightrfp.com (a spreadsheet is fine).
  • How long a rebuild could takeFor your largest building, from the day of a loss until tenants could move back in.
  • Your property policyWho insures the buildings today, when it renews, and whether it already includes rental income.
  • Your lender’s requirementsHow many months of rents the loan asks you to insure, if any.

After you send

What happens after you send.

  1. We read it

A Light RFP broker reads every building’s rents and asks about anything blank or flagged.

  2. It goes on a property policy

Loss of rent is added to a property policy. If you want your property policy quoted, we add it there and send you the commercial property questions we still need. If your property policy stays with another broker, send its declarations page: we can price your rent cover from your documents, and with a broker of record letter we can also quote your renewing underwriter.

  3. You compare and choose

The months it pays, the limit and the deductible side by side, matched to what your lender requires.

Send us your rent roll and we’ll fill this in with you.
