About this bond

What it is and who needs it.

What the dwelling contractor bond actually covers

Wisconsin requires anyone who contracts to build, or to repair or remodel, a one- or two-family dwelling to hold a Dwelling Contractor certification from the Department of Safety and Professional Services (DSPS). Part of that certification is proof of financial responsibility — and a surety bond is one of the accepted forms.

Under Wis. Stat. § 101.654, the bond provides security to any person who sustains a loss because the contractor failed to comply with the Uniform Dwelling Code or another applicable ordinance. A full certification calls for a bond of at least $25,000; a restricted certification can use a smaller amount.

The certification and bond are issued for a one-year period. The bond is not insurance for you — if the surety pays a claim, you repay the surety. We issue whatever amount your certification requires at a flat 3% with no credit check.

Wis. Stat. § 101.654 (DSPS)Wisconsin Statutes § 101.654 requires a dwelling contractor to maintain financial responsibility as a condition of DSPS certification. A surety bond is one accepted form; for a full Dwelling Contractor certification the bond is at least $25,000, and the bond provides security to any person who sustains a loss as a result of the contractor's failure to comply with the one- and two-family dwelling code or other applicable ordinance. Confirm the amount on your certification.

FAQs

Common questions.

If yours isn't here, the bond team can usually answer within the hour.

How much is the Wisconsin dwelling contractor bond? +
The premium is a flat 3% of the bond amount, with a $275 minimum. A full Dwelling Contractor certification requires a bond of at least $25,000 (3% = $750); a restricted certification can use less. Enter your amount and the quote updates.
Do I have to use a bond? +
No — a surety bond is one accepted form of financial responsibility for the certification. DSPS also accepts other proof, but most contractors find a bond the cheapest path, since you pay the 3% premium rather than tying up the full amount.
Is there a credit check? +
No — the dwelling contractor bond is issued with no credit pull. Larger bond amounts may get a quick soft-pull review, which never affects your credit score.
What does the bond protect against? +
It provides security to anyone who sustains a loss because you failed to comply with the Uniform Dwelling Code or another applicable ordinance. If a valid claim is paid, you repay the surety — it is not insurance for you.
How long does the bond last? +
The certification and the bond run for a one-year period, renewed with your DSPS certification. We send renewal notices 60 and 30 days out so your certification never lapses over a missed email.
