About this bond

What it is and who needs it.

What the lease bond actually guarantees

The Port of Tacoma is a Washington port district, a special-purpose municipal corporation organized under Title 53 RCW that leases marine terminal, industrial, and rail-served real estate to tenants. Under RCW 53.08.085, a lease of port land, wharves, docks, or real and personal property for a term of more than one year must have the rent secured by rental insurance, a bond, or other security satisfactory to the Port Commission, kept on file for the full term of the lease.

It is a three-party arrangement: you (the principal), the surety carrier, and the Port of Tacoma (the obligee). The bond backs your performance of the lease — most directly your rent obligation, and more broadly the conditions your specific lease sets.

It is not insurance for you — if the surety pays a claim, you repay the surety. There is no single published bond figure; RCW 53.08.085 sets the security at one-sixth of the total rent, never less than one year's rent or more than three years' rent, unless the Port Commission requires more, waives it, or lowers it. Enter the figure your lease requires, and we price the bond at 2% of that figure, with a $100 minimum, after a soft credit pull that never affects your score.

RCW 53.08.085RCW 53.08.085 requires that every lease of port district land, wharves, docks, and real or personal property for a term of more than one year have the rent secured by rental insurance, bond, or other security satisfactory to the port commission, in an amount equal to one-sixth of the total rent — but never less than one year's rent or more than three years' rent. Evidence of the security must stay on file with the commission for the full lease term, and the lease is in default if the security lapses. The commission may require additional security, or may waive or lower the requirement, at its discretion. Confirm your exact figure with the Port of Tacoma real estate department before applying.

After you buy

Claims, renewal, filing, and what sets the price.

If a claim is made

A claim comes from the party the bond protects, the obligee named on the form, when the duty the bond guarantees is not met.

The surety investigates and pays a valid claim, up to the bond amount. You then repay the surety: a surety bond is a guarantee of your performance, not insurance for you.

Renewal and term

The premium covers a one-year term from the effective date you choose.

Renew before the expiry date to keep the bond in force: the license, permit or contract it backs expects continuous coverage.

How to file it

Deliver to the Port. Your executed bond and power of attorney arrive by email, ready to deliver to the Port of Tacoma to satisfy your lease condition. Wet-ink originals mailed on request.

What sets the price

The premium is 2% of the bond amount, $100 minimum: the amount the obligee sets moves the price, not your business profile.

One soft credit pull, never a hard inquiry, and it never affects your score.

Where a check runs, it decides approval; the rate is the same for everyone approved.

One application, issued instantly.

These are the actual underwriting fields, including a one-time consent to a soft credit pull. The pull never affects your score, and your price — 2% of the bond amount, $100 minimum — is set at application.
