Before the Town of Patterson grants final site plan approval, its Planning Board and Town Board require the applicant to post performance security covering the cost of the required site improvements — grading, topsoil replacement, seeding, and long-term stabilization — under Town Code § 154-84. The Town Board fixes the exact amount on the Planning Board's recommendation; premiums cost 2% of the bond amount, $100 minimum. The application includes a credit consent, but it authorizes a soft credit pull only.

No separate broker quote for the standard site improvement bond — enter the amount the Town Board approved, pay, and post it with the Town Clerk. Here is the whole thing:
Your business details, the performance security amount the Town Board approved, the project address, and the effective date — plus a one-time credit consent that authorizes a soft pull only.
Most site improvement bonds clear quickly at 2% of the bond amount, $100 minimum. Larger performance amounts may get a brief underwriting review before your executed bond generates.
Your executed bond and power of attorney arrive by email, ready to post with the Town Clerk so the Town can issue building permits and site work can begin. Wet-ink originals mailed on request.
A site improvement bond is performance security, not insurance. Under Town Code § 154-84, the Town Board of Patterson requires an applicant to post adequate security for the site improvements shown on an approved final site plan — so a project is not abandoned partway through in a state that erodes soil, drains improperly, or devalues surrounding land. The Code names site grading, topsoil replacement and seeding, and long-term stabilization measures as the improvements the security must cover.
The Planning Board recommends an amount to cover the full cost of the required improvements; the Town Board sets the final figure and must approve the security's form, sufficiency of surety, and manner of execution before it takes effect. It can be a surety bond, a bank letter of credit, or a savings instrument naming the Town as joint tenant — a bond runs for a term the Planning Board fixes, up to three years, extendable by consent.
No building permits are issued and no site work may begin until the full approved amount is posted with the Town Clerk. A town official inspects the work; the Town Board can reduce the security as improvements are certified complete (never below 50% of the original amount) and releases it only after the Town Engineer certifies the required improvements are finished. If the work is not completed within the security's term, the Town Board can declare it in default and use the proceeds to complete or restore the site.
Submit the application with the performance security amount the Town Board approved. Larger amounts may get a brief underwriting review before your executed bond generates.
