What the bonded title actually does

When you buy or inherit a manufactured (mobile) home and the paperwork is missing, lost, or defective, Michigan lets you establish ownership with a bonded certificate of title. You post a surety bond, the department issues a certificate of title in your name, and the bond protects anyone who later proves a superior claim.

The bond amount is twice the value of the home as determined by the department. It is conditioned to indemnify the department, any prior owner, any holder of a security interest, and any subsequent purchaser against expense, loss, or damage — including reasonable attorney's fees — arising from issuance of the title or a defect in the applicant's interest.

A Michigan manufactured home title bond typically runs a multi-year term (commonly cited as up to 5 years). If no valid claim is made during that period, a clean (non-bonded) certificate of title issues. Note: a separate affidavit process exists for homes affixed to land 15+ years with no missing payments — that route may not need a bond, so confirm which path applies to you.

Michigan Mobile Home Commission Act (bonded title)Under Michigan's mobile home title provisions, an owner with insufficient proof of ownership may obtain a certificate of title by filing a surety bond in an amount equal to twice the value of the home as determined by the department. The bond indemnifies the department, any prior owner, any security-interest holder, and any subsequent purchaser against loss arising from the title issuance or a defect in the applicant's interest. A separate affidavit of missing title route (added by 2022 legislation, MCL 125.2330k) may apply to homes affixed to land for at least 15 years. Confirm the amount and the correct path with the department.

How much is the Michigan manufactured home title bond? +
