What the bond actually guarantees

Westmont's Community Development Department runs a contractor registration program covering general contracting, excavating, concrete, carpentry, demolition, masonry, HVAC, lathing and plastering, glazing, signs, ironwork, paving, landscaping, underground utilities, drywall, electrical, and roofing. Every one of those trades — apart from state-licensed plumbers and alarm installers, who need only their state license — must post a minimum $10,000 surety bond naming the Village, with an expiration date no earlier than one year from registration.

It's a three-party arrangement: you (the principal), the surety carrier, and the Village of Westmont (the obligee), with property owners and the Village itself as the protected parties. If a registered contractor's work causes damage or fails to conform to code, a harmed party can recover against the bond up to the $10,000 penal sum.

It is not insurance for you — if the surety pays a claim, you repay the surety. Westmont registration runs for one year from the date you register, not a calendar year, so we track your bond's expiration and notify you ahead of the renewal window.
