The Village of Lake Zurich requires contractors performing building and construction trade work — and, separately, fire suppression system work — to register annually and file a $10,000 surety bond. The Village will not approve a permit application until every contractor on the project is registered and bonded.
It’s a three-party arrangement: you (the principal), the surety carrier, and the Village of Lake Zurich (the obligee). The bond guarantees permitted work is performed in compliance with village codes and permit conditions — so the Village and property owners aren’t left absorbing the cost of noncompliant or abandoned work.
It is not insurance for you. If the Village makes a valid claim and the surety pays, you repay the surety. Registration is annual and paid per contractor, so we track the bond term and notify you ahead of renewal.
