What the bond actually guarantees

The City and County of Denver licenses general contractors through its building / development department and conditions the license on a $50,000 surety bond. The bond is a code-compliance guarantee: it stands behind your work meeting Denver's building code and permit conditions, and the City's ability to recover if it does not.

It is a three-party arrangement: you (the principal), the surety carrier, and the City and County of Denver (the obligee). If a licensed GC violates the building code or permit terms and the City or a harmed party is out money, they can recover against the bond.

The bond must stay active for the life of your license. Let it lapse and your GC license can be suspended — so we track it and notify you 60 and 30 days out, keeping your $50,000 filing continuous.
