The contractor shall furnish all labor, supervision, project management, materials, equipment, tools, vehicles, transportation, lifting and hoisting equipment, fall-protection systems, permits, licenses, testing, and incidentals necessary to inspect, maintain, document, and repair roof systems. Work includes low-slope and steep-slope roof membranes, coverings, and coatings, including base flashings, counterflashings, terminations, copings, edge metal, gravel stops, expansion joints, pitch pans, pipe boots, curbs, and penetration seals; roof drains, scuppers, overflow scuppers, gutters, downspouts, leaders, splash blocks, and roof-level drainage components; roof-level walkway pads, safety signage, guardrails and permanent fall-protection anchors (inspection and reporting only); and roof hatches, hatch curbs, skylights, smoke vents, and roof-mounted equipment curbs and their weatherproofing. The contractor must perform a baseline roof asset survey and documentation within 30 days after award, establish a Roof Asset Register and roof plan set, and provide recurring preventive maintenance, drainage and debris removal, detailed inspections, post-event inspections, emergency leak response 24/7/365, and corrective repairs. The contractor must also maintain a Quality Control Plan, comply with all safety, regulatory, and environmental requirements including asbestos and lead handling, and provide all required deliverables.
